Important operational experience:

Los Angeles Unified School District
In less than six months developed the property management system for the new schools acquisition program. This included writing a policy and procedure manual, creating processes for every activity related to property management including property inspections, hand off from close of escrow or order of immediate possession, sending rent start letters, rent collection methods and systems, work order software, maintenance services, toll free telephone number call center, switching utilities, certifying vacancy, and securing vacant property. Interacted with LAUSD staff, consulting realty agents, community outreach, relocation consultants, and construction managers to assure a smooth delivery of vacant real estate for the purpose of building 80 new schools.

Trammell Crow Company
· Developed disaster recovery programs for the State of Florida and Southeastern United States.
· Planned, wrote and implemented a transition and operations manual for the RDV Sportsplex, home of the Orlando Magic, Orlando Solar Bears and Orlando Miracle major multi use sports complex.
· Was a member of the TCC National Property Management Board responsible for setting standards, policy and, procedures.
· TCC National Account Manager for one of the top 21 clients of the company.
· Was a member of the TCC National Work Order software initiative team which helped develop and role out a single company software standard.
· Developed a consistent, focused and, regularly scheduled training program for the TCC property management team in Florida. This model became the Florida standard. Training focused on taking the quantum leap in personal and professional life, leadership, building a lasting organization, personal mission statements, property take over transitions, lease abstracting, account receivable management, vendor contracting and management, human resource training, insurance procedures and standards and internet purchasing.
· Implemented a 24/7 bi-lingual call center and work order tracking system for the Los Angeles Unified School District. Area covered was over 440 square miles in Los Angeles County with over 1,200 tenants and 500 locations. This as a mixed portfolio of property which included, single family residential, multifamily residential and commercial.
